Olana Naples has introduced a new benchmark for Gulf-front living with the debut of its Beachfront Villas, two grand-scale residences priced from $35 million that stand as the most private and expansive new-construction offerings on Florida’s Gulf Coast. Developed by Kolter Urban and BH Group, these estate-sized homes anchor the second floor of the six-story enclave at 1121 Gulf Shore Boulevard North, positioned directly above the sand with panoramic, unobstructed views of the Gulf.

Each of the North and South Beachfront Villas spans more than 11,500 square feet, designed as a true coastal sanctuary with five bedrooms, a den, five full bathrooms, two powder rooms, and a sweeping private terrace of over 2,000 square feet. Eighty linear feet of frontage frames the shoreline, where residents enjoy their own private pool set directly above the beach.
The Beachfront Villas introduce a scale and level of privacy rarely seen in Naples, shaped through extended outdoor living areas, expansive glass walls, and deeply layered interior programming that supports multigenerational living. Olana Naples Residences is conceived as a first-of-its-kind residential model on the Gulf Coast—just 12 homes in total, each exceeding 10,000 square feet and crafted for permanence, privacy, and refined daily living.
Champalimaud Design leads the interiors, with architecture by Randall Stofft Architects and SB Architects, creating homes that balance Gulf-facing elegance with thoughtful amenities including a presentation kitchen paired with a separate chef’s kitchen, a climate-controlled wine room, soundproof theater, wet bar, club room, and game lounge. Private elevator access, oversized entries, and expansive indoor-outdoor transitions emphasize the feel of an oceanfront estate rather than a condominium residence.
